What Is an Effective Tax Rate?

The effective tax rate is calculated as:
Median Annual Taxes ÷ Median Home Value × 100 This reflects what homeowners actually pay — not the nominal millage rate, which is applied to assessed value (often a fraction of market value).

It is the same methodology used by the Tax Foundation and Urban Institute, making our estimates directly comparable across states and counties.

Market value is what your home would sell for today. Assessed value is what your local assessor places on it for tax purposes — in many states this is a fixed percentage (e.g., 80%) of market value, called the assessment ratio. Our calculator bypasses this complexity by using the effective rate, which already reflects the assessment ratio.
