Valuation of Agricultural Property
Preferential treatment: Agricultural income value is determined based on productivity and the annual earnings capacity of the agricultural land. The gross revenue per acre is determined by the 8-year Olympic average, which excludes the lowest and highest years and averages the remaining 6 years. The total production of each crop is multiplied by the statewide commodity price to determine the gross revenue for that crop. The gross revenue per acre is multiplied by the landowner’s share divided by the capitalization rate. A classified riparian buffer strip is assessed at 60% of its agricultural income value. Agricultural property owners a reduced rate for the school general fund levy, the difference of which is provided by the state. In effect for taxes payable in 2023, the maximum school levy on agricultural land is six dollars and thirty-eight-tenths cents per thousand dollars of taxable valuation.. Penalty: None. Eligible land uses: Agricultural/Farmland, Forest Land/Timber Production, Other Land Uses. Eligibility: Plot/Land Size, Income Production, Prior Year's Land Use, Other Eligibility Requirements. Plot criteria: Agricultural land must meet the principal use and either income or size requirements. Property may be eligible if it consists of at least 20 acres of unplatted land or is part of a management unit of not less than 80 acres of unplatted land. The same applies to platted land, excluding land platted as a subdivision in an unincorporated area. However, the board of county commissioners may increase the minimum acre requirement up to 160 acres. Management units can have non-adjoining parcels of land but they must not be more than 20 miles apart.. Income criteria: Agricultural land must meet the principal use and either income or size requirements. In 3 of the previous 5 years, annual gross income derived from agriculture must have been at least $2,500.
