Preferential treatment: Qualified farm properties are valued using an agricultural value instead of the estimated market value method. Taxes are calculated on both estimated market value and agricultural value when properties are enrolled in the program. The difference between the two calculated tax amounts is deferred until the property is sold or no longer qualifies for the program. To calculate net taxing capacity, the value of the property is multiplied by the class rate for the assigned property class or subclass.. Penalty: When a property is sold or no longer qualifies, deferred taxes must be paid for the current year and 2 prior years. If the land is enrolled in the Metropolitan Agricultural Preserves, the deferred taxes are not due. Metropolitan Agricultural Preserves

Preferential treatment: The land is valued based on agricultural use in the same manner as land in the Green Acres program, but landowners are not required to pay back any amount of the reduced property tax, even when the preserve expires. Counties may compute taxes by following either of two methods, whichever results in lower taxes for the property owner: (1) the auditor multiplies the tax rate and the net tax capacity (taxable value) of the land, then subtracts $1.50 per acre from the product or (2) the auditor multiplies 105% of the previous year’s statewide average local tax rate for township properties by the enrolled land’s net tax capacity..
