Agricultural Valuation

agricultural 15.0% Exemption

Preferential treatment: Land used for qualified agricultural purposes is valued using only the statutory income capitalization valuation procedure without any allowance for urban or market influences. The capitalization rate is computed annually. Agricultural lands are assessed at a lower rate than commercial and industrial properties. This assessment rate will be 15% of the full cash value or limited valuation, as applicable, for Class Two real, personal, and conservation properties. Class One commercial and industrial real property are assessed at 17.5%.. Penalty: If an owner of the property or the owner's agent intentionally provides false information on an application form or fails to notify the assessor of a change in use of property within 60 days after the change, the property is reclassified immediately as being used for a nonagricultural use and valued at its nonagricultural full cash value. The owner is liable for the additional taxes on the difference between the nonagricultural full cash value and the full cash value of the property for all of the tax years in which the property was classified based on the false information. How to Apply & Eligibility

Eligible land uses: Agricultural/Farmland. Eligibility: Plot/Land Size, Income Production, Prior Year's Land Use. Plot criteria: Cropland must be at least 20 gross acres. Land with permanent crops must be at least 10 gross acres. Grazing land must have a minimum carrying capacity of 40 animals. Land devoted to algaculture (growth and harvest of algae) must be at least 5 acres. Other types of agricultural property are eligible regardless of size; this includes producing commodities, cotton, wine grapes, citrus for marketing; as fruit or vegetable commodity packing plants; as well as other agricultural-related activities. Dairy cooperatives without the presence of any animal units on the land also qualify. Land and improvements devoted to agritourism also qualify.. Income criteria: While there is no minimum amount of income production, there must be reasonable expectation of operating profit, exclusive of land cost, from the agricultural use of the property.
